Tiny Homes:


Tiny homes are small residences typically under 400 square feet, that are becoming increasingly popular due to their affordability, sustainability, and minimalist lifestyle appeal. They can range from simple structures to more elaborate, custom-built designs, and are sometimes used as a solution for affordable housing or as a way to live a more eco-friendly lifestyle



Affordability:


  • Tiny homes are generally more affordable than traditional houses, both in terms of purchase price and ongoing costs like utilities and maintenance. 


Sustainability:


  • The smaller footprint of tiny homes often translates to a lower environmental impact, with some proponents emphasizing the use of sustainable materials and off-grid living options. 



Minimalism:


  • The limited space in a tiny home encourages a minimalist lifestyle, focusing on essential possessions and experiences.

Factors Influencing Tiny Home Costs: 


Materials and Finishes:


  • The quality and type of materials used will impact the cost. Luxury finishes and high-end appliances will increase the price. 


Size and Design Complexity:


  • Larger tiny homes and those with complex designs will naturally cost more to build or purchase. 


Labor Costs:


  • If you hire professionals to build your tiny home, labor costs will be a significant factor. 


Location:


  • The cost of land and building permits can vary significantly by location. 




Foundation/Trailer:


  • Whether the tiny home is built on a foundation or a trailer will also affect the overall cost. 


Utilities:

Timeline

1. Planning and Design (2 weeks): This includes finalizing the floor plan, securing financing (if needed), and obtaining necessary permits. 


2. Site Prep and Foundation (2 weeks): This involves clearing the lot, excavation, and pouring the foundation. 


3. Framing (3 weeks): The structural framework of the house is built during this phase. 


4. Systems Installation (2 weeks): This includes installing plumbing, electrical, HVAC, and insulation. 


5. Interior and Exterior Finishes (3 weeks): This involves installing drywall, flooring, cabinetry, paint, and exterior features like siding and roofing. 


6. Final Touches and Inspections (2 weeks): This includes addressing any issues identified during inspections and ensuring the home is ready for move-in.

Concept:


Break the grounds into 3 sections. Rentals (Daily, Weekly, Monthly - AirBnB, Verbo, ect.), Ownership (Fulltime Residents) and Timeshare (Weekly Vacation Ownership).


Rentals:


The average cost to rent a tiny home varies widely, but generally falls between $800 and $2,500 per month for long-term rentals, or $50 to $200 per night for short-term rentals. The specific price depends on location and amenities.


Ownership:


Fulltime residents that own their own tiny home (sold by us or brought in.. meeting a certain standard of quality). With this they will pay lot fees. The average tiny home lot fees can range from $250 to $1,500 per month. This cost can fluctuate significantly based on location, amenities offered (like water, sewer, and electricity hookups). Each lot can also be equipped with separate power and water meters making each lot responsible for their own utilities. This lessens the burden a financial responsibilities of running the overall park.


Timeshare:


Combine the concept of timesharing with the growing popularity of tiny homes, can offer a unique vacation experience. Instead of owning a single property, individuals purchase the right to use a tiny home for a specific period each year, sharing the ownership and maintenance costs with other timeshare owners. With this the ability to divide and sell the rights to use each tiny home by 52 times (1 week per owner, per year). These homes would be the top of the line in all aspects. The timeshare may also double as rental income, for short term rentals, AirBnB, Verbo, ect., instead of sitting empty not turning a profit.


Dallas Texas:


Salaries for carpenters in Dallas vary based on experience, skill level, and type of work, with entry-level positions potentially earning an average of $30.01 per hour, according to ZipRecruiter. 

Entry-Level:


  • Opportunities exist for those starting their carpentry careers with on-the-job training and guidance. 


Journeyman:


  • Skilled carpenters with experience in various areas like framing, finish work, and trim are in demand. 


Specialized Roles:


  • There are also positions for specialized carpenters like finish carpenters, traveling carpenters, and those working on specific projects such as millwork or cabinetry.
